First Initial Steps
First we will discuss your ideas and advise you of the necessary steps.
There are certain proposals that do not require a formal planning application under permitted development, such as small extensions and loft conversions.
We will be able to advise you more accurately of the appropriate processes once we have visited the project site and discussed your plans in more detail.
If you wish to proceed, we will visit the site and give you a quote for the various stages and advise you of the planning and Building Regulation fees.
At this stage we would also look to undertake a full dimensional survey of the property to enable us to produce full plans and elevations of the existing site.
We will then produce plans & elevations of your proposals, together with an outline specification for approval by yourselves or your client.
Planning Permission is usually required if you intend to alter your home in any way such as a 2 storey extension, extensions visable from the front of the property, large loft conversions, change of use or dividing part of your house for use as a separate dwelling.
As your agent, We can make all the relevant applications and representations to the Local Planning Authority on your behalf.
If the Local Planning Authority requires the proposal to be revised, we will amend the drawings and re-submit at no extra cost.
The planning application will normally take 8 & 13 weeks, depending upon the Local Planning Authority
Once full planning consent has been gained, we will then produce drawings and details, together with any calculations required, for Building regulation approval.
There are normally two stages in obtaining Building Regulation Approval:
The Building Control department will approve the plans submitted to them making sure that they comply with the regulations. Changes may have to be made until they are completely satisfied.
The Building Control department will inspect the works at various stages of the construction and issue a Compliance Certificate upon completion.
Fully approved drawings can then be updated as tender drawings or as building works drawings to be submitted to selected builders as required.
We will also ensure that you obtain all the certification required, such as commissioning certificates and energy compliance certificates.
